 This is the 3rd time this dog has gotten into the Coi Fish Pond and done damage.
 He/She, just jumps in the Fish Pond traumatizing the fish. 
First time the dog got into both sides and actually tried to catch the fish causing
significant damage to the pond which took hours to fix.  Both times the
netting covering the Pond had to be replaced
due to these actions.

The Lights are BACK ON at the West Oakridge Street Entrance
 into Turtle Creek after being dark since early October!


When the City began fixing our street they also dug up the Electric Service to the Island as well as the water line
for the Sprinkler System.
It has taken many, and I mean many phone calls, contacting the person at the city responsible
for the contractor who did the work, then city council members and then after
many broken promises, the lights finally came back on this week (January 19th). 
Now that this is complete, I move on to the sprinkler system to see if it works as designed.
I have also made reference to several of the new concrete panels installed that have already cracked
and that they must be replaced as there is a one year warranty on them.
I will also begin working on getting West Knoxville Street and West Louisville Street
cracked, damage, broken concrete panels replaced this spring.

NATIONAL MARKET UPDATE

 

 

 

The latest Realtor.com report revealed that over two-thirds of prospective sellers are likely to list by August, 64% have sold a home before, and 43% expect prices of $350,000 and below.

CoreLogic found home prices in February increased 20% year-over-year. But with more inventory coming on the market, the firm expects those gains to slow and level out to about 5% in the next 12 months.

Fannie Mae says only 24% of consumers feel it’s a good time to buy a home.  They note: "If consumer pessimism toward homebuying conditions continues...we expect to see an even greater cooling of the housing market."

 

 

 

 

REVIEW OF LAST WEEK

 

 

 

ALL ABOUT THE FED... Prices for both stocks and longer-term bonds sank, as investors digested the Fed's March meeting minutes, which laid out plans for tightening monetary policy at a faster pace.

To fight inflation, the minutes affirmed the Fed would do one or more half percent rate hikes at future meetings and reduce bond holdings by $95 billion per month, which would lower bond prices and also raise rates.

Wall Street worries the Fed might make a policy mistake that causes a recession. Yet the ISM Index of the huge services sector of the economy continued to show expansion, and initial jobless claims fell once again.

The week ended with the Dow down 0.3%, to 34,721; the S&P 500 down 1.3%, to 4,488; and the Nasdaq down 3.9%, to 13,711.

Fed fears sank bond prices overall, the 30-year UMBS 4.0%, ending down 1.04, at $100.22. The national average 30-year fixed mortgage rate edged up again in Freddie Mac's Primary Mortgage Market Survey. Remember, mortgage rates can be extremely volatile, so check with your mortgage professional for up-to-the-minute information.

DID YOU KNOW… The Mortgage Bankers Association says the hot job market and rapid wage growth continue to support housing demand. But the increase in mortgage rates, home-price appreciation, and insufficient inventory are restraining purchase activity.

 

 

 

 

THIS WEEK'S FORECAST

 

 

 

INFLATION AND RETAIL UP, CONSUMERS DOWN… We should see inflation still moving up in March, in both the Consumer Price Index (CPI) and the wholesale Producer Price Index (PPI). But consumers are supporting the economy, as March Retail Sales are expected up. However, University of Michigan Consumer Sentiment is forecast to remain historically low.

Thursday, the bond markets will close early at 2 p.m., and Friday, all financial markets will be closed in observance of Good Friday.

Forecasting Federal Reserve policy changes in coming months. Fed watchers think the central bankers will keep hiking rates at every meeting by at least a half percent each time. Note: In the lower chart a 78.8% probability of change is a 78.8% probability the rate will rise.

take your garden hose OFF the outside faucet and keep it off until about April of next year
OKAY, here's another suggestion
change the oil, spark plug, blade and air filter on your lawn equipment and for the ease
of starting next Spring, fill up the gas tank with fresh NON-alcohol Gas and
put "STA-Bil" fuel stabilizer in the tank also.  Upon completing this process, start the equipment
and let it run for about 5 minutes, then put it away until next Spring.

“We are honored to be selected as the 2020 ORPS Gold Medal Award winner,” said Matt Hendren, director of the Broken Arrow Parks and Recreation department.

weeds and the flowers of Summer, Linda turned to planting over 290 Pansies
to bring back the beauty of our entrances.  Each of the Pansies required a new hole,
some "Blood Meal and Fertilizer, to live through the cold and Winter. 
Each one done with tender love and care.

            an area visible from neighboring lots or any public street, except as such parking is
            necessary to make commercial deliveries.  All such motor vehicles, boats, trailers,
            campers, or motor-driven cycles which are stored or parked on any lot or parcel and
            which are not stored or parked in completely enclosed garage or other structure may be
            stored or parked on a side lot area and screened from public view by a fence and located
            on a concrete surface; provided however, in no event shall such storage or parking be
            beyond the front building line of the said lot or parcel.

      a special place, but it is not the driveway or the side yard or backyard of your home here in Turtle Creek.

Personal Note
After a recent break-in here in Turtle Creek, especially just 2 doors north of me, I purchased a 4 Camera, 1080P, Modem, wireless System.  The
views are extremely sharp, clear and in color.  You can access the system via your Smart Phone, You are notified every time there is motion detected by
the Camera(s).  You can subscribe to their services or simply monitor the activity through your phone, lap top, desk top or iPad or other devices.

I purchased the system at Best Buy for about $775.00 and paid $125.00 to have someone install and show me how it works. (well worth it the first time around)
They work on their own Battery System and they are rechargeable BUT I strong suggest that you have the System hard wired (plug into electric outlets)
This avoids trips up the ladder to take down and recharge the Battery.  I did buy an extra Battery just to have it ready when the ONLY one that I have
on a battery dies, this takes about 3 months depending on the amount of activity the camera senses.  The more it sees, the faster the battery dies.  Those over the
garage pickup motion south bound, north bound and in the driveway. The other is located towards the backyard where is watching the side garage door.

I like it and would recommend it strongly.  It is NOT the answer to prevent but rather to catch those that are up to no good or to just see who pulled up into
the driveway.

I have taken this course twice and I highly recommend it to anyone that rides a Motorcycle.
You might be surprised what you will learn.  I thought that I was a good rider but this course greatly improved my abilities!
